Step 1: Establish Your Budget

Before we start the search for your dream home, it’s important to understand your financial situation, confirm your budget, familiarize yourself with mortgage options and secure pre-approval from a mortgage broker. This will help us (and you!) conduct a search with confidence and negotiate your desired home successfully.

Step 2: Consult with Your Realtor

Help us fully understand your needs, wants and ideas for your new home. We will enter into an agency relationship with you, meaning we will always be acting in your best interest.

Step 3: The Search Begins

Once we have determined what you’re looking for, the search begins! We will set you up with automatic property updates within your guidelines, conduct property tours, and evaluate the options with you. We will provide insight into recent comparable home sales so that you have the information you need to send in an offer.

Step 4: The Offer

Once you are ready to make an offer, it is time to put together the Contract of Purchase and Sale. We will walk you through all the details and create an offer that is right for you.

Step 5: Negotiate

After submitting your offer, we will be prepared to negotiate on your behalf. This is not always just about the price, but on the other key factors of a contract – including subjects, inclusions, dates for possession, and more. We will act on your behalf during these negotiations!

Step 6: Close the Deal
